The Stoke on Trent HMO portfolio, comprised of 137 beds across 4 to 6-bed units, was acquired and developed by another developer/ operator for 2 institutional pension funds.
Campbell Property was asked to assume asset and operational management in January 2018 in order to reposition the portfolio for sale.
Having completed a market appraisal Campbell Property’s asset management team proposed and worked with the operational teams to deliver a repositioning business plan increasing occupancy from 60% to 95%.
Campbell Property acted as development manager and project manager to complete a refurbishment programme over the summer of 2019 enabling CP’s marketing and sales team to achieve rental growth of up to 25% by letting off-plan.
